• First Impression Is So Important - Curb appeal is vital to a good sale.  Your lawn should be trimmed, sidewalks swept, front
door clean and in good repair, and your doorbell should work too!
  • Painting Takes a Little Time and Results in More Money For You - A minor investment in paint will return dividends
to you in the form of a larger sales price and a quicker sale.
  • Sunshine is Free - Open the curtains and clean the windows so that a prospective customer can see how bright and beautiful
your home is.  Dark and dreary homes are not appealing and will sell for less.
  • A Little Drip Can Cost You a Lot - Fix leaky faucets.  Dripping water suggests that there may be other bigger problems
    around here.
  • Little Things To You Are Big Things To Me - Loose doorknobs, missing cabinet pulls, water stained sinks and tubs,
wobbly hinges, stuck windows, may be small things to you, but are turn offs to a prospective buyer and may mean a lower offer will be
    tendered.
  • Safety First Isn't Just A Slogan - Keep stairways clear from obstacles.  Make your home as clutter free as possible.  After all,
you're after a quick sale for top price, not a lawsuit.
  • Bathrooms Sell Houses - (and you thought it was great agents) Make your bathroom sparkling clean and repair any caulking or
imperfections that could detract from the overall presentation of the home.
  • Clutter Can Kill A Deal - If you list your home with me, you are definitely going to be moving soon. So start right away by
putting some things in a temporary storage facility. You can make your rooms seem even larger and you allow a prospective buyer to
imagine their stuff residing in your house. Psychology man, psychology!
  • Everything is Ship Shape Mate - The real value of your home to the prospective buyer is in its total appeal.  Have your
Realtor® take a walk through your home and point out the areas where a little "spit and polish" will return big dollars to you at closing.

  • Bright and Light -  A well lighted home says that you're not hiding anything here and showcases your home. Turn on interior and
exterior lights and accent lights around your home and
  • Don't Get Lost In a Crowd - Buyers like to peruse you home in a leisurely fashion without the distraction of an owner looking
over their shoulder.  Leave the house while it is being shown and let your Realtor® do the work.
  • Shhhhh ! -  Make your home a haven of solitude and quiet.  If you want you can leave soft classical or smooth jazz music playing,
but the people considering your home need to be able to converse with the agent.
  • We All Love Our Animals, But,  - During a showing of your home buyers will be distracted by Fido or Kitty and especially
Henry the 30 ft. Burmese Python.  When possible take these pets with you when you leave and make sure there are no telltale pet
    odors left behind.
  • A Rose By Any Other Name - Of all human senses, the sense of smell is the most powerful. Large department stores have
experimented with scents that promote the "buy" reaction in humans.  The smell of vanilla is a scent that is pleasing to many, but don't
overdo it.  You can also bake cookies or bread before a showing.  It will create a homey feeling and allow the buyer's mind to imagine
themselves living, eating, and enjoying your home.
